The property

A fresh take on Little Falls living.

Ivy Gardens brings new life to a distinctive Little Falls building. Twenty-one apartments have been comprehensively renovated — not simply freshened up — while keeping the architectural details that give the property its character.

Inside, decorative pressed-metal ceilings and large windows meet white kitchens, stainless-steel appliances, wood-look flooring, and individual heating and cooling. The result is a home that feels distinctly Little Falls, without giving up anything you would expect from a modern apartment.

Historic character. Completely renovated.
  • 21 apartments — 2 studios, 15 one-bedrooms, and 4 two-bedrooms.
  • Comprehensively renovated — new kitchens, baths, flooring, and finishes throughout.
  • Modern mechanical systems — individual mini-split heating and cooling in every apartment.
  • Professionally managed — online applications, payments, and maintenance requests.

The renovation

Historic character. Completely renewed.

The ceilings are the thing people notice first. Pressed-metal panels like these were a mark of well-built buildings a century ago, and they are effectively impossible to reproduce in new construction at any sensible cost.

Rather than cover them, the renovation kept them — and built genuinely modern apartments underneath. New kitchens with white shaker cabinetry and stainless-steel appliances. New baths. Wood-look plank flooring, neutral walls, white trim, and modern lighting. Individual mini-split systems so every apartment controls its own heat and air conditioning.

The result is something the Little Falls rental market does not otherwise offer: an apartment with real architectural character and a brand-new interior.

The neighborhood

Little Falls, New York.

A small city on the Mohawk River with a walkable downtown, a working canal, and some of the most unusual geology in the Northeast at the edge of town.
