Applications run online through AppFolio, our property management system. Here’s what to expect before you start.
Before you start
What to have ready.
Gathering these first makes the application go quickly — most people finish in about fifteen minutes.
- Photo identification for every adult who will live in the apartment.
- Proof of income — recent pay stubs, an offer letter, benefit award letters, or tax returns if you’re self-employed.
- Rental history — addresses and landlord contact information for roughly the last two years.
- Employer contact information, or your most recent tax return.
- A payment method for the application fee, charged securely at the end.
Every adult applies
Each person eighteen or older who will live in the apartment fills out their own application, including roommates and any co-signers.
Your information stays secure
Applications and screening run inside AppFolio. We will never ask for your Social Security number, banking details, or payment information by email or text.

Submit your application
Fill out the online form and pay the application fee. You’ll get an email confirmation right away.

Screening
We review credit, rental history, income, and background as part of a consistent screening process applied to every applicant.

Decision
We’ll get back to you as quickly as we can. If your application is approved, we’ll send lease terms and a move-in date to confirm.

Sign and pay move-in costs
The lease is signed electronically. Your security deposit and first month’s rent are paid through the resident portal.

Move in
We’ll walk the apartment with you, hand over keys, and get your portal account set up for rent and maintenance requests.

How much is the application fee and the security deposit?
Do you accept housing vouchers or rental assistance?
Yes. New York State law prohibits discrimination based on lawful source of income, including Section 8 and other housing subsidies, and we follow it.
Is the application fee refundable?
Application fees cover the cost of screening and are generally non-refundable, whether or not an application is approved.
What if I have an imperfect credit history?
Credit is one factor among several, not an automatic disqualification. Tell us about your situation when you apply so we can consider the full picture.
I need an accommodation for a disability.
Please let us know. We consider reasonable accommodation and modification requests in accordance with fair housing law, including requests involving assistance animals.
Can I apply before seeing the apartment?
